Early Sept 2017 my property management company engaged Performance Roofing to repair a leak in my tile roof of the basis of their estimate. I transferred the full amount due to the Management Company in early September.
I was anxious to have this work completed as I intended to sell the property in the early part of 2018.
By December 2017 they were still unable to source the correct colour tile and their proposed solution was to replace the entire roof. (my suggestion of temporarily replacing the few broken tiles with similar colour tiles to prevent water damage was ignored)
In mid March 2018 the tenant of the property advised that rain water was still leaking into his bedroom and flowing down an interior wall and I decided to bypass the property management company and obtained 2 estimates from recommended roofers. (Both contractors we paid for the time involved in providing estimates.)
I advised the management company that the roof was being repaired by another contractor. They responded the next day that when they told Performance Roofing that another contractor was to repair the roof they stated that the had already repaired the roof some weeks back in February. Considering that the repair was outstanding since September 2017 it is strange that they did not request payment or even indicate that the roof had been repaired.
At this point the 2 new roofers confirmed in writing that the roof had not been repaired. The tenant of the property also confirmed that no one had been on the roof since the original estimate was made and that the roof was still leaking and getting worse. This is a gated community and visitors/contractors have to be pre authorized to enter the community.
That is 3 people with no vested interest declaring that no attempt had been made to repair the roof.
I asked the management company not to issue payment and to resolve the issue with Performance Roofing.
The outcome of this discussion was Performance Roofing put a Lien of the property just as it was about to go on the market and I had no alternative but to pay for a job that was not done.
I would not recommend this company to my worst enemy.

Performance Roofing provided the management company an estimate for tile roof repairs on 8/8/2017, with leaks reported over the dining room and hallway of the residence. The approval to proceed was returned to our office on 9/7/17, 3 days prior to Hurricane Irma, which created statewide damage and material shortages for many months to follow. Due to the unique color of the tile, there was trouble sourcing the matching roof tiles to complete the repair. Performance Roofing never recommended total roof replacement. To prevent further damage to your home, we proceeded with repairs to the underlayment/waterproofing and planned to return at a later date to install the last 3 tiles. Our call log notes state that an appointment was made on 12/27/17 at 10:56 am to start the repairs the next day. Roof repairs were performed on 12/28/17 and documented with pictures, which were provided to your management company. You were not billed for the repairs until after we located the remaining 3 tiles and returned to install them on 2/8/18. The job was invoiced on 2/15/18.
Performance Roofing was never notified of additional leaks at the residence until early March, when we followed up for payment. Per your notes above, the resident reported an additional leak "into his bedroom and down an interior wall." For this reason, we specify the location of our repairs in the scope and it was NOT in the bedroom. Again, our repairs were over the dining room and hallway. Additionally, management provided pictures of another roofer repairing different sections of the roof. Without removing tile, another roofer would not be able to document the location of our repairs.
After non-payment for the original repairs, we were forced to file a mechanics lien on the property. We eventually settled for less than the proposed amount of the repair, and absorbed the cost of the lien filings. Your decision to "bypass the property management company" that engaged our services most likely contributed to the lack of communication as this was resolved. Our workmanship warranty only applies to the specific areas repaired in our proposed scope of work. Additional repairs required for additional locations in the house (ie. the bedroom) would require new estimates and additional repairs completed. It is really an interesting story but like most Hollywood stories, complete fiction. When I engaged the new roofer on March 19th the management company were not aware of your statement that you had repaired and invoiced in February and therefore did not tell you about continued leaks in early March. The tenant clearly stated that no roofer had had been on the roof in February.
Tenant, roofer and Mgt Co all telling the same story but different versions to your story.
Avoid at all costs.
