I have lived in a Bruyn built house for yearsThree years ago I noticed the exterior trim needed touch up paintThis spring, as I was about to purchase the paint, a professional painter informed me that the trim area needing paint was actually peeling, and not wear--peeling paint is a result of the wood being damp I looked at it closer and found that the artificial wood material Bruyn had used on all the exterior trim actually has rotted
I contacted Bruyn via his business website and he called me back, arguing that the composite material he used was more than adequate and then he ignored me, choosing not to even drive by and look at the rotting composite material That was days agoThe artificial wood trim will have to be torn down and then replaced with real cedar wood and repainted I expected Bruyn to do this because of his defective workmanship, substandard materials, and failure to supervise his sub-contractors This will be an expensive process for me to bear on my own and I expected Bruyn to step up and correct this and admit he was wrong
This trim work is my primary complaint today, but there are other issues that occurred within the first five years of ownership; for example: 1) excellent (his word) windows that he said were guaranteed for life, only to find out that I have to pay for labor--three have needed replacement 2) Exceptionally poor concrete work (e.g., the patio split in to two discrete pieces with a wide gap, one side of which is higher than the other In both of these two cases, when I called Bruyn, he told me to call the sub-contractors myself I have no standing with these sub-contractors and I honestly thought the builder would follow up on these concerns and not expect his customer to do his work 3) One final example that is representative of his quality: the outdoor light fixtures that Bruyn selected for my house have all rusted and I can't replace the burned out light bulbs because the screws are rusted shut
