Dear Mrs*** I have reviewed the customer complaint, and while I do understand his concerns the unit is out of Maronda Homes warrantyLooking at the pictures, the water appears to be under the unit and not inside, from the picture available, and directly below the condensation line which would lead me to believe the elbow may have a leak in itIt does not appear to be inside the unitThis would show why the water is on the floor int hat areaThe homeowner also states that the tech he had come to the home, had found grass and other debris from the outside possibly during the grass cutting seasonWe have not had any other complaints throughout the warranty period other than the bird issue in 2014, and the unit was working properly at that timeShould he like to have our company go to the home, we can facilitate the service as they install and service the same units and may have more insightThis will be a billable call to the homeowner thoughThe manufactures warranty information on parts would be included in the homeowners handbook he received at closing, and if a malfunctioning part, it may be covered under the yr parts warranty Thank You, Bob Goettel Maronda Homes
Dear Revdex.com, Maronda Homes has reached out tot he homeowner and explained that we are willing to have our HVAC company return to the home and attempt to make a plenum adapter / or adjust the unit to one sideBeing that the unit is operating and working, our HVAC party will schedule this for SeptemberI have also been in email conversation with the homeowner as well Thank You, Bob G [redacted] Maronda Homes

RevDex.com: I have reviewed the response made by the business in reference to complaint ID [redacted] , and have determined that this does not resolve my complaint. For your reference, details of the offer I reviewed appear below. Maronda's service manager did contact me and set up an appointment to install the one cabinet door next week, however he told me that the glass is not in for it yet and hopefully it would be in by the time he installed it. As for the other cabinets he did not say they would be in by the time he installs the one door... he did say the shelves and other cabinet were ordered but he could not tell me when and that is still the whole reason I contacted the BBB in the first place because of the this issue. He told me I would have to contact Bill my construction supervisor to which I informed him that I was completely done dealing with him because he has lied to me multiple times and he is part of the problem. The service manager that is coming next week was very nice and professional however I WILL NOT consider this matter resolved with the BBB until 1.) I have the cabinet door with the glass in it installed 2.) I have the other cabinet door with the drill holes on the wrong side replaced and installed 3.) All my shelves are installed that are missing from my kitchen island. A little progress has been made so hopefully this is resolved soon. Regards, [redacted]
Hello,This is [redacted] I am responding to the letter we received after Maronda Homes responded to our complaint[redacted] was working on the caseWe find it hard to believe that every house around us that was built after ours was a VA loan because they all have the railings (houses)We have family members who cannot come up the steps because the hill is too steep and there is nothing to hold ontoWe do not like the way they graded our front yard as our neighbor's is a little less steep. As for the bedroom, we told our supervisor, Joe, that we wanted both walls repainted and he said "No, There is no issue with the paint" He left a small can of paint but that is for touch ups not to repaint the entire wallJust as a note this is NOT the master bedroom this is the middle (2nd) bedroom in the house.Paint was also applied by Maronda to the return vent in the hallway which looks just as bad as the bedroomI know some of the items in my complaint are to be resolved at the 6-month inspection, however there are items left over from when we closed on the house and Joe told us "They are within Maronda Homes acceptable tolerance range."These items include, but are not limited to:- Extremely warped cabinet doors- Non functioning soft close cabinet doors (they slam shut)- Warped (sunken) floor in our kitchen- Various other punch out items that need to be addressed. My husband ***'s cellphone number is below and he can be reached by Maronda at this email or that phone number to coordinate the repairs.Thank you for your timely response on this[redacted] & [redacted] : [redacted]
Dear Mrs***I have been able to review the customers issues with our service manager who was at the home, as well as our flooring contractorAs of this letter, our flooring contractor is reaching out the padding manufacture again to find information for the claimThe claim has been submitted, and the manufacture should reach out to us before weeks endAt that point I can forward any information over the customerThe window in the lower level of the home is installed correctlyThis is a hopper style window as installed in all of our basement homes to meet codeThe window has been checked by our service manager and is properly installed and sealed on the exteriorMaronda Homes does not install other styles of windows in this situation, nor do we schedule inspections with the manufactureShould the homeowner wish to do this, the information is in the homeowners guide /Warranty manual they received at closingOur production supervisor has been able to review the driveway as well as my self, and a picture is included for referenceThe area in question appears to be the very edge of the driveway where it meets the yardThis may be caused by settlement and would need to be filled and sealed according to the warranty manualThis is typically a maintenance item, but I would be willing to have our service manager stop at the home and fill the crack with asphalt fillerI did not see any other issues with driveway at that time I have spoken to our roofer in the area and he will stop at the home by 3/16/as long as the weather allows to make repairs to the flashingOur service manager has been to the home and addressed to the best of our ability the HVAC vent noises The HVAC duct work when the unit is turned on, The ducts are expanding and contracting causing a ticking/clicking noiseThere is nothing further that can be done as the metal expanding makes this noise and the unit is operating properlyWe have tried to make some changes for the customer The electrical issue has been corrected at this pointThank You,Bob G [redacted] Maronda Homes

Dear Mrs [redacted] I have been able to review the complaint made by the homeowner and offer the following solutionsEach yard is installed to certain guidelines regardless of the contractor usedMaronda Homes uses many general contractors for its workAs per our warranty manual, Maronda Homes installs a starter lawn that consists of seeding and topical mulching It will not germinate into a starter lawn without daily watering, overseeding, and fertilizer & weed controlThe top soil used is the original soil taken from the plan and may contain roots, rocks and other organic debris which may allow the growth of weeds within the starter lawnI have attached pictures of the customers lawn, and most of the grass did takeWhile I do understand that the yard has weeds, and as mentioned above about control, the yard does not appear to be a botched installI will offer as a courtesy, a one time patch for the bare spots of the original gradeThis will consist of raking the areas that are bare, seeding, and strawIt will then be up to the homeowner to water and fertilize and maintain the spots and yardThis will not include the area behind the home that was filled in by the homeownerThe swail in the yard to move water from the property was filled in by the homeowner and is not recommended by Marodna Homes and thus, will not be seeded as it is not the original grading of the property Thank You, Bob G [redacted] Maronda Homes

Dear Mrs. ***, I have been able to review the customers file on these complaints. As the homeowner states we are going to be replacing the door for them, and was notified this morning the new door has been delivered to our office. That should be in line soon. As for the yard, we... received a complaint 07/07/2015 that There are a number of patches, and some areas that were washed away by heavy rains. We need grass seed for these areas. Maronda Homes did give the customer seed for these areas. As per our warranty manual we do not warrant weather related issues to the yard. We do offer seed and a service load of soil on a one time basis for storm run off, or patching. A copy of our warranty is attached pertaining to the yard, starter lawn, and soil conditions. I was able to find a complaint on 11/30/15 stating they are having issue with the Nest thermostat and asking how to control the nest thermostat. The issue was resolved by our HVAC contractor. We received another complaint for the thermostat on 04/04/16 stating : Please send someone to replace my nest thermostat as soon as possible. We haven't been online in months and it has a mind of its own. . we again had our HVAC contractor to the home, to resolve. The work ticket stated All past tickets have been resolved. the last visit to the home resulted in repairing damage to the connections of the back of the thermostat made by the homeowner. We can not warrant any further labor to the resident. The last ticket was completed just short of the one year warranty period. Based on the findings at the home at that time, the unit is not covered under the warranty. Our third party HVAC contractor is a repair center and supplier for the NEST thermostats for warranty. The customers are out of the one year warranty at this point, and would need to contact the manufacture for warranty purposes. Thank You, Bob G [redacted] Maronda Homes
