Weapologize for the delay in our response. However, we needed extra time to do due diligence on our part and needed to pull archived work orders, consult with vendors, etc.in response to the consumer complaint filed with you let me explain as follows:1.We do not prevent tenants from contacting the Landlord. We provide that every tenant can write out their complaints and bring them to on-site management. On-site management then faxes or scans/emails the complaint to the corporate office for review and an appropriate reply is given in a timely manner. There are some tenants that have a tendency to immediately bypass the proper chain of complaint. Some also do not want to take the time to properly relay accurate information but simply wish to vent their frustrations. The chain of complaint and the requirement to write out their complaint usually prevents people from being unprofessional in their use of language and protects both parties from "he said/she said" assertions down the road. The Tenant has never filed a complaint with us regarding any pest control issue. We have confirmed this with our own work order log and our pest control contractor log. As we have communicated to this tenant on many occasions, we do not have any control regarding the handling of mail. That is the responsibility of the United States Post Office. We repeatedly communicated that the tenant needed to file a complaint with them. We are unaware of any attempt of tenant to do so. Tenant has contacted us one time with respect to a laundry room complaint. Tenant had left clothes in washer for an extended period of time and was upset that another tenant had removed the clothes for their own use of the machine. We do not have Control over other tenant's actions to that degree but there are rules about not leaving your clothes in the machines for too long. We do not "monitor" laundry rooms. They are accessed by community gate keys and cannot be accessed otherwise. Tenant notified us on 8/13/16 that their kitchen light was not working. Work order #[redacted] verifies that the work was completed and kitchen light repaired on 8/16/16. Moreover, they moved in on 5/22/16 and signed off on the fact that the kitchen light was in working order. Their request did not come until nearly 3 months later so the statement that the light had been faulty since move in is false. Tenant has never filed a complaint with us regarding their baseboard heater. 7. Tenant has never filed a complaint with us regarding any musty aromas in their unit.8. Tenant is correct that water has been turned off in that building several times over the course of 15 months. This was due to necessary plumbing repairs. Tenants were given proper notice. This is part of apartment living and there is no way to prevent it.9. Tenant is correct that cable interruption occurred one time over 15 months. This was due to a$50,000 cable renovation for every building on the property. We eliminated old lines and ran all new upgraded lines in Concealed channels along the roofline. Tenants were given proper notice.10. Tenant has never filed a complaint with us regarding any damaged sheetrock in masterbedroom. Please note that tenant references that this was done during a recent maintenance repair which would seem to conflict with tenant's claim that we disregard such maintenance requests.Unfortunately, we believe that the Complaint filed with you is inaccurate, unreasonable, and an attempt to bypass their own tenant responsibilities and intimidate management to release their full security deposit. However, we will treat tenant in the same fair manner in which we treat all move outs. Tenant will receive a security deposit disposition statement within 21 days of move out. Any charges against security deposit, if any, will be in accordance with Civil Code Section 1950.5 and will have detailed documentation. It should be noted that as of the date of this letter, tenant has not provided a forwarding address which we need to send the disposition statement.On a final note, it was noticed that you addressed your letter to [redacted]. Ms. [redacted]ll has not worked at Silver Oak Apartments for many years.
