Revdex.com:I have reviewed the response made by the business in reference to complaint ID ***, and I did clarified some points with the business as followed below. Finally, we have settled with the 50% payment which has been paid to the business and we keep the other 50% to hire another roofer. This has been resolved! Below is the email we sent to the business for clarification and accepted his offer:David, Just to clarify some of the points from your email. Since day 1, we went over this project with you in detail and conveyed to you what we were expecting. You gave us choices:1) level up and coating the whole flat roof ( this was the cheaper route) but you stated it's also preventing no more pudding water2) level up and place new rubber roof( more costly and quality)We choose to go with the #above because it was better quality. If you recall we had a bid from another roofing company willing to do the same work as yours for $23,000. You may refer back to the email we sent you at the beginning for more details. However, since we had a relationship doing business with you in the past and trusted your work, we decided to go with you. Of course, our contract did not list out all the details of what we had agreed on but we trust your professional work. Now about the coating on metal roof: We did some research on this from the supplier company. They said you have to use the "primer" first before placing tropical coating if you ALREADY have rusted metal. They also stated that there is an importance to how thick you lay your coating ( i.eone bucket can only cover a certain amount of square feet area). We noticed that your coating is too thin and not even, seams appear separated and so on.)We believe you have done less than 50% of work because the other roofing company came out and said that in order for them to take on this job, they would have to re-level, place new rubber roof, and special coating, aside from all other extra work (i.epower wash, clean up, etc.). As you can understand, this causes more hassle, headaches, time, and money for us. Effectively as of today, we want you to stop the job. Per our mutual agreement, we keep the remaining 50% of the contract to hire someone else to fix the roof, and you keep the initial 50% of the contract that was already paidWe would appreciate it if you would mail us back the key for the building. Since day 1, I gave you multiple estimates to make this roof right for a complete removal of the old roof including repairing rotten metal decking. In those bids I included the installation of ISO boards and the complete re-roof, which I highly recommended that was the route to go, Mr. [redacted]...
decided that amount was way over your budget. After going back and forth for a couple of months, Mr. [redacted] decided to go with the layover. I clearly advised him that the layover was not going to take care of the extensive water pudding. I did agree with him that I would do SOME REPAIRS before torching down to get rid of SOME of the extensive water pudding. However, I did explain to Mr. [redacted] the majority of the problem was the metal decking which is heavily rotten. I advised him in order to get to those rotten areas it would require complete removal of the whole old, flat roof. He then stated you guys would only like to go with the layover for that was within your budget (cheaper route).Now about the coating, I explained tropical 901 elastomeric coating is 2 in 1. The first coat is applied as a primer and the 2nd coat is applied as a final coat. So far up to date we have done 6 coats to the metal roof. I noticed from this last time that the rust keeps appearing. Please be advised the rust you see is like cancer. You have metal brackets holding your exterior lights on the metal roof which are rusted and is the leading cause for the rust to appear. We will not win this battle with the rust as long as you have those brackets on the roof which are not properly maintained. Also, keep in mind your are in a coastal area which moisture builds up every night regardless of the time/season of year.About the elbows, you are correct that has not been completed as that is minor that can be installed upon approval of the main roof.Now coming to today's date, I feel like you were expecting more for the low budget you had in placed and I feel like I'm being bullied. At this time it has cost me more money to try to make this right for you. At this point, we have completed about 90% of the contract and yet I've been paid 50% of the contract. I feel like it's more than fair for you to keep the remaining 50% or I can pay you the $4000 you requested through the Revdex.com upon you paying the contract in full and have someone else fix the roof according to your standards.
