I am rejecting this response because:I was accused of asking for repairs for the master bathroom based on cosmetic dissatisfactionPlease see attachment.I was also told that the linoleum is only torn up because of wear and tear.I was told that the doors had been paintedThe pictures of the doors in the attachment were taken 1/27/around 3:pmI was accused of having a normally operable dishwasher and simply wanting a new dishwasher

I am rejecting this response because:
1) The doors were not repainted2) If drugs were used in this home then a deeper cleaning would need to be performed because there would be residue from the drugs3) Just because a place is not new does not mean it has to look like trash4) There are tan putty fillings in dark plywood doorsIt has taken me three months to convince my three year old daughter that the putty is not ghosts5) The Make Ready was performed by non-professionals; the "cleaning lady" lives two doors down and used to hang out with the former tenants of this unit6) The dishwasher is still not operatingIt was not operating when we moved in and it is still not doing soI ASKED if we could replace the dishwasher with our ownI did not state we would be doing soAnd the office personnel I spoke with OFFERED their services in installing a new dishwasher unit if we were to buy one (it is stated in the lease that a dishwasher is included in the kitchen appliancesI must have deceived myself when assuming the appliance[s] would be in proper working condition).7) I still cannot lock my garage door from the outside8) The front door does not open and close properlyThe door frame was (improperly) replaced before we moved in because the former tenants had kicked in the door9) The ceiling fan in the master bedroom is not operating and has not been repaired as we were told it would be10) The smoke detector was missing downstairs when we moved in and is still missingThe "repairs" that we have performed on our own in order to make our home even habitable have been numerousAnd the bathroom is not cosmeticI have someone coming in to estimate to cost of repairsThe *** ***, ***, informed me that I could hand wash the dishes because they were not going to repair nor were they going to replace the dishwasherShe also accused me of lying and saying that the dishwasher is inoperable because it's not the kind of dishwasher I want.When I came in the week before move in so that I could measure the windows for curtains and blinds, the unit was TRASHEDThere was drug paraphenalia everywhere, trash everywhere, holes in the wall, holes in the door and it smelled like a chimneyThe holes in the linoleum, the three feet long stains on the linoleum are not wear and tearThe cigarette burns on the carpets are not wear and tearThe cracks in the bathtub are not wear and tearNew Wave is refusing and has refused to make the unit safe to live inI have gone into the office previously to inquire as to when repairs specified in the letter were going to be made and I was looked straight in the eye and told the repairs had been madeThe repairs had not been made so, I was being lied toCompleted work orders show nothingThose can be manufactured by a dishonest business entity or employee.As this continues to progress, I will add attachments of picturesI don't have time right now

Mr*** and his wife did apply for a owner finance home through our office, they completed the application process viewed several homes before they decided on oneThey were told upfront also the fact it is listed several places on our application that once you submit your application if it is
turned down your deposit would be refunded but if for ANY REASON you change your mind you forfeit your deposit.
They said they understand, they wanted the house, so for weeks we held the house for them, the day they were scheduled to close I called his wife to confirm a time and made sure they knew how much to bring for 1st payment, I gave her the price with house payment and taxes and insurance but told her if they wanted they were allowed to get their own insurance just provide us with proofShe said she would have to call her husband
He calls and states they can not afford to pay for taxes and insurance they were under the impression the payment was only $we do inform everyone the price listed in the house payment only it does not include taxes and insuranceWe give them the option of using our insurance which is cheap is just a basic structure policy or they can get their ownBut the property taxes we escrow monthly with the payment, which if I'm not mistaken most mortgage companies do this
So I had the investor call him Mr*** stated he was not going to be able to take the house because he could not afford to pay for property taxes and insuranceSo the investor told him because he is backing out of the agreement, he normally would forfeit his deposit but he would re list the home and as soon as we sold the house he would take a prorated amount from the deposit he paid and refund the difference
He is correct in stating I didn't give him an amount because I don't know how long it will take for the house to be soldAs of today it still has not soldWe also hade Mr*** sign a paper stating he decided not to take the home and that we would refund a portion of his deposit once we had sold the home

I have reviewed the response made by the business in reference to complaint ID ***, and find that this resolution is satisfactory to meStill, upset with their dishonesty, nothing was explained with the paperwork just "hurry and sign so we can run your credit"Lesson learnedSince we do not have copies of the paperwork we can't prove that everything was left blankThey have now changed their name/website to "Coastal Properties"We will hope the home sells quickly so we can recoup some of our lossesI will also keep copies of this in the event there is some money left, so the amount won't be disputed

as far as the daily rate it would be the monthly payment divided by to get a daily rate and how many days since the day he signed he was not taking house until it sells

This is obviously proof of neglect being that we first off are renting the house and never even mentioned the thought of buying it until they began the junk with the pet deposit the day before we signed papers.  The only reason I even asked about it was  because I wanted to know what the $3900 down payment covered and [redacted] said it was escrow that came off of the price of the house at the end of the term or when it was refinanced she made it clear that it didn't cover taxes or any insurance like escrow through a real bank does.  I contacted the Revdex.com because I want to talk to the investors about why I was charged for RENT when the house was not ready for move in like it was supposed to be. We looked at the house on Saturday then signed papers the following Thursday so where they are getting this they held a house for two weeks is complete BS there was no wait at all. The application that we signed and dated was done on a Sunday and the wide turned it in on Monday afternoon around 330 pm.  This company needs a education in correct business practices and customer service.

I am rejecting this response because: I would agree to this IF the house was being advertised. I was told that day it would be put on the website as of today it is NOT on the website. I shouldn't be penalized if a reasonable effort to sell the home is not being made. Also I would like to know how much per day it is costing, how long before the entire deposit is gone anyway?

Information within is correct and have been waiting for the investors to respond with a suitable remedy to this problem for 3 weeks now.  I would be willing to accept a release from the remainder of the $500 in pet deposit in lieu of release from the lease.  Being how long it has taken them to fix their internal problems and take care of their obligations I feel this is more than a fair remedy. This remedy will also keep me from talking to local media and posting my opinions on various sites designed to rate experiences.  I will need in writing a release signed by the office manager, [redacted] and the investor (s) for the home we are RENTING.

I do not wish to respond to her rejection. I did email completed work orders, paid receipts for carpet cleaning and pest control. Her rejection is based on "hear say" from neighbors regarding former tenant. I have photos from the unit and there was no drug paraphernalia in the unit.

We are aware of [redacted] complaints from when she moved in. I will be faxing copies of completed work orders for everything she mentioned as well as copies paid receipts for carpet cleaning and pest control. On the pest control there is a 30 day guarantee so if she would have brought it to our...

attention we would have sent them back out. I did personally inform her of this when she was in office and we contacted her to schedule to pest control. As far as the vinyl we informed her we did not get approval for replacing it that she would need to make note of it on her move in inventory condition form plus we are aware and notated it as well so there would no charges to her regards to vinyl upon move out.These are not new townhomes so it is natural to have stains sometimes in tubs, we will not replace it if is in working condition and working properly this is a cosmetic issue, she chose herself to refinish the tub and she did that at her own expense and we did inform her if she did that it was her doing we would not reimburse her for that.The dishwasher was repaired but she insisted on a new one because ours was old, she told us she was going throw ours out in front yard with a few curse words. Then later she called asked if she bought her own dishwasher if our technician could install it, which we did  do that for her.As far as previous tenants being drug addicts we have no knowledge of that, if the neighbors told her that it is "hear say" and do not think its relevant to her.All doors were painted as she requested but we will not replace if it is working condition again this is a cosmetic issue.

We are not able to release the tenant from his lease. We explained to him [redacted] was a brand new employee and did not realize they had pets, he did list it on his application but never did he verbally say or ask from the beginning did we accept pets or what our weight limits or pet deposit was. So after the fact when she realized he had 2 large dogs she spoke with me the office manager told me she did not see it, I spoke with the investor who in turn decided because it was a house with a very large yard instead of rejecting them and returning the security deposit ($1000) they had paid already that we would make an exception and allow them to rent the home.(Our pet weight limit is 25 lbs) she immediately called and explained what had happened apologized to them and told them the owners agreed to make an exception and would allow them to break the pet deposit up into payments for them they agreed to this.
As far as the stove we told them from the beginning we would have to get them a stove I ordered the stove from Home Depot it shipped directly from their warehouse and took a week to get here I paid our workers to stay late on the day it arrived to go and deliver and hook up the stove. The claim he had no shower is false, yes there was a problem with the master shower that we did send someone out to repair but the hall bath (full bath) was fully functional so they were not out of a shower they had one to use. We did tell them there were a few things to be worked out because we initially was not intending on renting the house and they needed to move quickly.
They prorate did start from the 24th that is the day Mrs. [redacted] signed the lease and the day it started, he could not come until the following day because of his work schedule that is not our fault, but she signed the lease that day and that's the day it started.
I have asked the owners to give a credit for the week they did not have a stove but I do not see them offering any other discounts or releasing them from their lease.

At this time we will not make any further Reponses in regards to this claim, reason being we have sent numerous maintenance to her unit, to make all the repairs she has requested short of making everything new which will not happen.  Every time it is never good enough, I know you want us to reply with facts only but that is the truth, I have every tenant in her building who has came to our office and put in writing complaints about her. We have had the police called because she is swearing using the "F" word at small children in the community under the age of 10, so at this time we will take the check mark against us and will no longer response because this lady has nothing better to do with her time other than try to make everyone around her miserable.
