Good Morning [redacted] , Sorry for the delay with receiving you deposit back, It seems that the broker you were working with was out of town for a few days and therefor was delayedNone the less we apologize for any inconvenience this caused youI am under the impression that the deposit was returned and everything was settled, sorry again! Regards, Mushka

We are sorry for the confusion on this matterWe had two 2bd apartments in the same building that were still occupied by tenants, and were supposedly becoming vacant at the end of the monthIn general, it is difficult to arrange viewings of occupied apartments with perspective viewers and we try to avoid it as much as possible for many reasonsWe ended up showing both apartments to them, and we were unaware at the time that one of the apartments was being taken over by friends of of the current tenantsIn the end they came to apply and we offered them the apartment in the building that was availableWe apologize for the miscommunication and confusion

Hi, I'm sorry you feel this wayThis circumstance was different because the tenant was a referral from the management company who sent the client to us and did not come through our regular advertising, therefore the management did not pay us the brokers feeFor this reason we had to charge the tenant a minimal brokers fee of $for processing the application, preparing the lease and all the other administrative work that went in to getting them the apartmentAlso, the price the tenant got for the apartment was cheaper, due to the fact that the Management didn't pay us the broker fee and they were willing to give you a lower price because of thatI hope you can understand Thanks, Lang Realty

I have reviewed the response made by the business in reference to complaint ID# ***, and have determined that my complaint has NOT been resolved because:
[Your Answer Here]
The management company tried to process our application for tenancy and claimed they were incapable They paid the fee for all other incoming tenants to process their applications, why would they not cover this minimal fee for ours? I also find the claim that we got a reduced rent due to our paying a broker fee outrageous and would like proof to verify this statement
In order for the Revdex.com to appropriately process your response, you MUST answer the question above

Review: I met with [redacted] from Lang Realty, my boyfriend and I viewed two apartments. The available apartment at [redacted]. We discussed the details in advance and were both in agreement that I would be submitting an application for this apartment. After meeting him at his office he was very adamant that an application should be submitted for both myself and my boyfriend for $50 each. The next business day we dropped off a $100 application fee to him and never heard from him since. No returned phone calls, voicemails or emails. The address of his office is different then given on this website, the address I met him at was [redacted] - same phone number. When you call the main number no one picks up. I believe that this office is scamming people on application fees, they absolutely did it to me.Desired Settlement: Avoid this from happening to other individuals.

Response:

Hi!

To whom it may concern,

In regards to [redacted]'s 1st point, Our company Lang Realty charges a non-refundable $50 per applicant as an application fee to EVERY one of our prospective tenants if they are interested in applying for an apt. If they are not interested in applying for an apt, then they do NOT leave the $50 Application fee with us

In regards to [redacted]'s 2nd point, we absolutely apologize for the lack of follow up on our part, it will happen on occasion in the busy season, which august falls into, and we do sincerely apologize for that. There is no excuse for that. If no one answers the office phone we recommend leaving a message and we will return the message . We are a fully staffed office open 9am-7pm and taking calls all day.

In regards to [redacted]'s 3rd point, our website clearly says [redacted] as our office address, which is where she says she was, so we are not quite sure what [redacted] is referring to in regards to our address.

In regards to [redacted]'s 4th point, we are not 'in the business of scamming people out of $100'.

We have been in business for close to 9 years and We have thousands of happy clients and do a few hundred rentals each year without receiving complaints. We do not remain in business all these years by "scamming people out of $100"

[redacted] is welcome to call our office anytime during business hours or stop by & meet with a supervisor to discuss any issues she may have, as opposed to fabricating stories about incorrect addresses and falsely slandering us with negative reviews online.

Response:

I have reviewed the response made by the business in reference to complaint ID# [redacted], and have determined that my complaint has NOT been resolved because:

[I was very much interested in the apartment thus my leaving the application fee. My concern was the coercion to leave an application fee for my boyfriend after having a verbal agreement with the agent at that time that I do not care for him to be on the leave. It has taken this form two months to respond to a request from teh Revdex.com. I have yet to receive a response from my application for a August [redacted] move in date whether an approval or denial. I provided my person and work contact information along with very personal financial documentation. Regarding their voicemail, website and business hours I was not privy to this information at the time of the application. I took a picture of the application and their logo for my records as the agent was giving me a very shady feeling but I was extremely interested in the apartment and avoided my better judegement. I do not anticipate a resulation or am I requesting a refund of $100. I am very aware that the application fees are non-refundable. I wanted to inform the Revdex.com and potential applicants to avoid this scam realty company.]

In order for the Revdex.com to appropriately process your response, you MUST answer the question above.

Sincerely,

Business

Response:

We need to check everyone who will be residing in the apt's credit ,prior to submitting an application, even if they wont be on the lease.

There was no "coercion" for this $50 application fee, it is standard operating procedure. We need to ensure no one has a history of unpaid bills, even when are not signing the lease.

Again, we have thousands of happy clients and signed leases from over the years. We are not in the business of "coercion" for people's $50. Nor are we a "Scam Realty Company" as she contends.

We have a fully staffed office open from 930am-7pm , and she never stopped in to discuss. We have an office phone number that people answer from 930am-7pm that she was welcome to call.

We feel this was a combination ofIsa bel not understanding everything that was going on, and a lack of follow up on our part- as will happen from time to time in the busy season.

Like always, our website and address and phone are public info, so we are unsure of what she was so hesitant about.

[redacted] is welcome to stop in anytime during business hours to discuss the unprofessional way in which she feels she was treated.
