Revdex.com spoke with the owner of the business who stated that when they come out during the winter they checked the freon level of this system, but that they did not run the ac system because it would have caused damage to the system and there is no way to check an ac system during the winterHe said
that he also checked the upstairs heat pump at that time, which was running properly and still isHe also stated that the repair would be covered under the customer's home warranty and that he should contact the warranty company to have the repair completedHe stated he did do a full check of everything he could have at that time, and that was noted on the paperwork he did at the time of the inspection

Their failure to detect the problem before I bought the house was a failure to provide the service they agreed to come out to perform. They did not tell us that they could not check the system because it was too cold out when we contacted them to come out and did not say anything about the cold until after I had the problem with the system. They cost me a lot of money by charging me for a service they didn't perform and failing to detect a very expensive problem that the previous owner would have had to pay for. The company I had out the next day told us exactly what Lake Anna didn't do and should have done to perform the service I paid them for. Another company would have found the problem. The owner of the company verbally assaulted me and used profane insults during our phone conversation. The only way this could be worse is if they physically assault us now. I want my money back at a minimum and I want an apology. They owe me far more.Regards,[redacted]

Review: I hired Lake Anna Heating and AC to inspect the heating and AC system of a home I was considering purchasing. This inspection was separate from the normal home inspection performed before purchasing a home. Their inspection indicated no major issues. When I tried to use the AC for the first time if did not work. We called them to come out and troubleshoot. Before completing a simple visual inspection of the unit the technician started to tell my wife about the very expensive troubleshooting options available. My wife had him call me. I told him that I was very upset that I had them inspect the system before I purchased it and they said it was fine but the first time I try to use it, it was non-functioning. He told me he would complete the visual inspection and that the heat exchange coils are usually the source of the trouble. He finished the visual inspection and found that it was the heat exchange coils. I asked why that wasn't inspected and he didn't really have an answer for that. He told me he would have the owner call me.

Herb the owner called me. Without allowing me to voice my complaint he began to explain how they are not responsible for the failure to detect the problem because I had them go out while it was cold. I asked why he didn't inspect the area where his technician found the obvious problem and that if it were found before my purchase of the home I would have had the previous owner pay for this. He launched into a tirade, yelling at me and directing profane language at me, complained about [redacted] the Government, [redacted], and people like me from the north. I asked him to calm down and stated that none of that is relevant and that this is about a business deal between us. He kept screaming at me and told me "you ain't gonna get a F@^ing thing from me". He continued to shout and be abusive so I hung up. I had a second company come out the next day. They told me they should have discovered this issue. The estimated cost of repair is $2800.00Desired Settlement: If they would have performed the inspection properly, the cost of repair would have been the responsibility of the previous owner entirely. I feel it is more than reasonable for Lake Anna Heating and AC to cover 1/2 the cost of repair. According to the second company we had come out, this was not a difficult problem to detect even in cool weather. I have copies of the Inspection report and the invoices. I also should not have to pay for the inspection and the trouble call. The way the owner Herb treated me over the phone was completely unacceptable and amounted to verbal assault. I want an independent company to perform the repairs. I want to prevent this company from being able to harm someone else in a similar fashion.
