My wife and I rented a bedroom duplex in [redacted] from February of until May of from this company We paid a $deposit upon signing the initial lease with $of this amount a "refundable" deposit We moved out at the end of May of and worked several days cleaning this duplex, washing windows and shampooing all the carpets We were never late paying our rent and gave the landlord a day notice to vacate prior to moving out We received a check for $approximately days after vacating the duplex and an itemized list of things that the landlord deducted from our $deposit They claimed that we left the carpets dirty - we rented a carpet shampoo machine and shampoo'd all the carpeting The kitchen range in the unit was approximately years old worth perhaps $maximum It had baked on grease from those years of usage that I could not even remove with oven cleaner They deducted $from our $refundable deposit The check that was made out to my wife and I could not be cashed due to the fact that the check was made out to both my wife and I I returned the check to Sherri Jackson by mail and requested that it be voided and another check made out to EITHER myself OR my wife because we do not have a joint checking account I never received the new check Looks like they got is for $didn't they? Just keep in mind that if you leave this company a deposit you might just as well consider it a "gift" to L&M Residential and not go to the time and effort to clean the rental unit prior to moving

(Security Deposit $1,575) I lived there for 10½ yrs. My move out date was 7/31/2013 I gave them a 30 day notice. Gave them my new address for my Security Deposit $1,575 refund. I left the house in very excellent condition inside & out plus a lot of upgrades to the home. I have called them many times and they kept giving the run aroundover & over. On 9/06/13 I sent them a certified letter in reference to my deposit or some sort of deduction for damages.On 09/18/13 they sent Deductions for damages & only sent me 650.00 That were lies about the damages. They are a month & half days late. Arizona State Law is they have 14 days to return my money so now I am taking them to court to get the rest of my money.I have heard they do that to alot of there Tendents.Everyone needs to read the tentdents law cause thats how they scrue alot of people over.............

They deducted $225 from our $500 refundable deposit. The check that was made out to my wife and I could not be cashed due to the fact that the check was made out to both my wife and I. I returned the check to Sherri Jackson by mail and requested that it be voided and another check made out to EITHER myself OR my wife because we do not have a joint checking account. I never received the new check. Looks like they got is for $900 didn't they? A false eviction was put on my credit, I signed a 12 month lease. I was going through a divorce, I sent certified mail to notify both my landlords that my financial situation had changed therefore. I was unable to afford the rental amount all of the certified letters. I sent were mailed back to me unopened, the 11th month I paid my rent in full and informed the owners that I needed the last months rent to find a cheaper place to live although, I signed a 12 month lease, I moved out a month earlier both the owners stopped by locked there home doors and took there keys from me. I informed them I would pay the last month rent of 1,000 when I had it then later, I realized I had an eviction on my credit not a judgment apparently the owners were serving a empty house eviction notices and court orders knowing, I was no longer a tenant so I had no knowledge of any court dates or eviction until Realtors checked my credit report. I was even denied Section 8 for me and my 3 kids after 2yrs of being on a waiting list also being a military wife. I had the rite to cancel my lease after giving proper notice.
