The inspection was actually scheduled for 2:00pm on April 26, and had asked that the buyer arrive around 3:30PMThe buyer was OK with this arrangement because she stated that she could arrive after workI always schedule my inspections so that I could do a thorough and complete inspection by
myself without being interrupted by the customer with questions about things I didn't get a chance to inspect or to listen to stories about things that do not pertain to the inspectionIn this particular case, actually arrived at 12:30am, because the home was vacant and the Seller's Realtor, *** ** Stated that could start an anytime I wanted since the house was vacantI felt the longer was at the house, the more thorough of an inspection could completeThis way, when the customer arrives at 3:30pm, I would have the answers to specific questions and be ready for our walk-around together.When Customers arrive on time, they often begin asking questions about the house before I have a chance to inspectThey don't seem to understand that I have to look at the house first before answering questionsBy having them come later, I'm more knowledgeable about the house and can immediately answer their questions; and they don't have to stand around and wait for me.treatment tankThe driver appeared to be in a hurry and wanted to pump the treatment tank so that he could get paid for it since he was at the houseI had explained that if use the outlet pipe, that I would be able to get enough septic dye out to the drain field to determine if the field is absorbing properlyWith that said, the driver became angry and said "If I don't pump this tank now, I'm not coming back".At that point I called *** *, the seller's realtor, to explain what had happened and that the septic should never be pumped until I get a chance to complete my inspection*** told me that his partner actually scheduled the pumper because the tank wasn't pumped for many years and didn't know any betterWhen scheduled the inspection with the seller's realtor, *** *, had explained that I would like to have the pumperthere around 3:00pmThat would give me the opportunity to visually inspect the treatment tank in its static state to determine if there is a problem before introduce water and dyeIf the level of effluent inside the treatment tank is high, that would mean that the effluent isn't draining properly which means the outlet pipe is crushed or blockedIf the static level of the effluent inside the treatment tank is too low, that would mean that the tank may be cracked and leakingIf the tank was pumped before arrived, I would never be able to determine if there is a problem with the tankAlso, introducing dye into a full treatment tank assures that there is enough dyed effluent to determine if the drain field is absorbing properlyPumping the treatment tank prior to my inspection would have null and voided the septic inspectionThe tank would have to be filled with water and left alone for a minimum of 30-days before starting the septic inspectionSeptic pumpers know thisThis pumper was a young kid who just wanted to get paid and I'm an experienced inspector who is not easily intimidated and who is actually watching-out for my buyer.chimney sweepI asked *** if her home inspectors are certified and she said, "I think so, I'm not sure, I'll have to ask themI'm sure that they are." I'm certain that they are NOT.After that conversation, I walked over to the fireplace and looked inside to find a heavy layer of creosote and soot on the smoke chamber and the small portion of chimney flue liner that was visibleAt that point, I told *** and her realtor that the fireplace and flue liner were covered with a heavy layer of Creosote and soot and asked the realtor how her inspectors could inspect the flue liner before it is cleanedAt that, the realtor, Bobbijo and *** became angry and the realitor said, "enough of that, don't mention it anymore." I was only trying to prove my pointMany realtors have their pet inspectors and when thebuyer doesn't use the inspector the realtor prefers, the realtor often tries to discredit the inspectorI've been inspecting house for 16-years, I've seen it many times.NOTE: EVEN THOUGH STARTED THE INSPECTION OF THIS HOUSE EARLY, THE REASON I WASN'T READY TO ANSWER OUESTIONS WHEN THE BUYER ARRIVED IS BECAUSE THIS HOUSE NEEDED A LOT OF REPAIRSTHE MORE REPAIRSA HOUSE NEEDS, THE LONGERIT TAKES TO RECORD MYFINDINGS ON MY TABLET AND THE SLOWER THE INSPECTION BECOMES.o When walking through the inspections when he was completed he had explained the septic needed a additional inspection due to not being able to find the drain field and also not having a long enough prob.The septic needs additional investigation for several reasonsThere are large tree roots at the rear of the property where the drain field should be locatedThese tree roots often invade the drain field in search of water and damage the underground pipesI wasn't able to locate the drainfield because the treatment tank was deep in the ground which means that the outlet pipe from the treatment tank starts deep and only gets deeper in the ground the further away from the tank it goesAlso, the tree roots and a large volume of rock in the soil hampered my probingStandard septic probes are only 48-inches long and this drain field was deeper than that.My Septic report stated the following:For the above-mentioned reasons, I found the septic system to be unsatisfactory on the day of this inspectionI recommend the following:1.) A riser be installed on the treatment tank to raise the depth of the manhole cover to within 12inches from the surface of the ground.2.) I recommend a qualified septic contractor locate the drain field and to use a camera to investigate the condition of the underground pipe to determine if damage exists from the tree roots.3.) Install a pump for the clothes washer to redirect the waste water into the onlot sewer system4.) Due to the fact that the home was vacated, recommend a hydraulic load test be conducted5.) I recommend the treatment tank be pumped by a qualified septic contractor and the baffles and the tank that were submerged at the time of the inspection be inspected and evaluated by the pumper.Complete inspection because I couldn't locate the drain fieldI took the time to explain that spent nearly an hour and a half on the septic inspection, and explained that I removed the manhole cover to the treatment tank, observed the level of the effluent by looking through the viewport and used my mirror and flashlight to inspect the condition of the inlet and the outlet baffles that were above the water linealso spent much time in probing and observing the area of the drain field as well to take photographs*** felt that because a single component of the septic system was not located, that the entire septic evaluation should be null and void and should be freeWhen we couldn't arrive at an agreement, *** became angry and hung up the phonewaited approximately 20-minutes for *** to Cool down and then I called her back*** answered the phone and when I asked her what she was looking for to resolve this dispute, she handed the phone to her husband, ***, who didn't even introduce himself, he immediately asked what I did to inspect the septic systemI had explained to *** the septic inspection that I had performed and he said that the work wasn't complete because couldn't locate the drain fieldAt that point, *** took the phone and began telling me how rudel was and that she was going to Contact the Revdex.com, then she hung up on me a second time.SUMMARY:I don't know how to resolve this issue and I'm not sure what the issue is except that *** feels that was rudeI feel that both *** *** *** and her realtor were rude to me.I've been inspecting houses for 16-years with nearly 5,inspections completed to dateHow many complaints had the Revdex.com received about me in nearly 5,inspections or in 16-years?included in this response are copies of the inspection reports that I had supplied to *** for your review.Regards,Bob K***
