I hired KCH Contracting LLC to put in a SQFTpatio and to grade my yard Work was started in April and patio was installed within daysWith the first moderate rain the patio filled up and would not drainI have issues with flooding every time there is a moderate to heavy rain I tried working with KCH Contracting for months to get it fixedDuring that time the owner came out to regrade the yard twice and to pull up portions of pavers and resetNone of these things fixed the problemHe then told me that drains in front of each door would fix my problemSo for an additional cost I let them install drainsThe first heavy rain after the installation the drains popped up out of their place and water came into my houseAfter this instance I contacted [redacted] to try to mediate as they were the site I found the contractorThey were unsuccessful and the contractor would not agree to any type of resolutionI have had laser elevations taken that prove the patio is pitched

Ms [redacted] and I staked out the dimensions of the patio three times prior to signing the contract The patio was installed to the dimensions provided by Ms*** Ms [redacted] observed the installation of her project for over days, and at the end was very appreciative She paid in full for both contracts and signed off on the projects.Dan

The area in question is the low point in the back yard and sits in a bowl which is approximately 3' below the highest point in the backThe existing condition was such all run off from back yard would drain towards the back sliding glass door and patio areaWe installed a swale to prevent run off from back yard approaching the back of the houseThe patio area after heavy and moderate rains drain away from the houseBy installing the swales and patio we improved the drainage for this areaMs [redacted] requested we install channel drains for extra protectionThe channel drains are connected to two seprate 3" to 4" pipesPreventive maintenance of the drains was explained to Ms [redacted] due to the size of the drains only a limited amount of flow can pass thru the systemIt was explained to Ms [redacted] that during thunderstorms and flash flood events the system may become overloaded, rain fall amounts are an act of mother natureElevations provide by Ms [redacted] were not from licenses surveyor nor was calibration for level provided, location points could not be verifiedDrainage swales that were installed by KCH Contracting promoted proper drainage As Ms [redacted] stated I have made several attempts to address this issue during the month periodAfter each visit Ms [redacted] would express how satisfied she was and wanted to hire us for additional workDays or weeks later she would call or email and explain how upset she wasThis went on for monthsI have staff that can also validate this behaviorHer claims with Home Advisor and even the letter I am address are inconsistentThe verbiage in the contract says "approximate" Ms [redacted] accepted and paid for projects in fullShe seems to suggest the patio is causing increasing the rain amount in her back yard which is an unrealist claim.In closing I find Ms [redacted] complaint unreasonable

Unfortunately KCH CONTRACTING ,LLC is not fully understand the true nature of the complaint We attempted to assist customer with maintenance regarding plants however customer failed to sign a a maintenance contract Our prices are in line with industry standards Thanks

We contracted KCH to build a X patioWe then asked them to add two feet to the long side to end with a X patio (square feet)This request was made because the patio was not centered with our pool as requestedHowever, because we didn't catch this until after the fact, we agreed to pay extra to fix the issueWe paid for all work according to the schedule in the contractOnce all work was complete, we measured the patio and currently have a X patio (square feet)We are missing square feet that we paid forWe brought this issue to Dan Harrison's (the owner) attentionHe said he would send someone to measure the patio and we'd go from thereHe never sent anyone to measure and has told me the work was signed off on and paid for so any further would would need a new contractHis contract states that changes that would create a change in materials or cost need to be signed by both partiesWe never signed a change that authorized a decrease in pati

I have stated numerous times that the patio is not that size and Dan has refused to come measure the patio to confirm or deny my complaint. His statement that I was appreciative isn't fully accurate. Once that work was done, we measured to confirm we had a 16 X 22 patio. I have been polite to Dan and have tried to work with him. That doesn't mean that I was "appreciative" of the work.

Nothing short of him coming to the house to measure and see for himself or sending me a refund check will satisfy the issue. I simply want what we paid for. Dan's unwillingness to come back to measure his team's work seems unethical at this point.

prevent run off from back yard approaching the back of the house. The patio area after heavy and moderate rains drain away from the house. By installing the swales and patio we improved the drainage for this area. Ms. [redacted] requested we install channel drains for extra protection. The channel drains are connected to two seprate 3" to 4" pipes. Preventive maintenance of the drains was explained to Ms. [redacted] due to the size of the drains only a limited amount of flow can pass thru the system. It was explained to Ms. [redacted] that during thunderstorms and flash flood events the system may become overloaded, rain fall amounts are an act of mother nature. Elevations provide by Ms. [redacted] were not from licenses surveyor nor was calibration for level provided, location points could not be verified. This went on for months. I have staff that can also validate this behavior. Her claims with Home Advisor and even the letter I am address are inconsistent. Review: I contracted KCH Contracting ([redacted]) to landscape my front yard and to fix the irrigation system. In doing so he said he could upgrade my front sidewalk. We agreed on an amount of $8000.00. He did the work and mulched the front yard for an additional fee. He put the plants in and started the irrigation system. After a while I noticed water standing in the front yard and I reported it to Mr. [redacted], which he told me it was because of all the rain. My irigation system does not run when there is a large amount of rain. He knew this. I told him I was concerned about a leak which he did not come out to check. My next water bill was $400.00. In the meantime, I told him I was not satisfied with the bricks he used in the sidewalk because it appeared as if they had a white film on them. He came out to look at them and sent someone out to replace about 10 bricks. Tthe walk is still not satisfactory. After that 2 of my small shrubs died, which he blamed on my dogs, the other 3 shrubs are fine. He came out,pulled them up and said he would replace them in the fall, which has not been done. I had 4 arborvitae bushes put in and they are all dying. He first blamed that on my dogs but when he looked he said I had poor drainage, which I have neverhad before. He he needed to apray, etc.,etc.for and additonal cost. At this time I was becoming upset, and decided to cut my losses after he quoted me a price for$175.00 to spray the weeds with roundup, which I had already done myself. I told him the yard needed to be weeded. He sent 3 people ou to weed and charged me 750.00. I paid him for his service and he delivered very low quality of products and service. I did ask him, before the work was started if there was a guantee on the plants for a period of time which he said yes, but he refused to replace them when I requested him to do so.Desired Settlement: I contacted him by word of mouth from a friend, but after seeing the kind of service he was giving and the quality of the products, plants and bricks, I don't want to see anyone else go through this problem.
