I think you should be very careful with company overage.
Mrs. is very unhappy due to an extremely high "Unexpected Overage" of wood required for her roof which created an additional $10,000+ cost to her roof. Hidden decay from old termite damage as well as live termites that were discovered in a specific area when the gutters were removed. We very rarely see a roof and soffit overhang in such deplorable condition. Unfortunately it was all hidden with no sign that we would encounter such a situation. Our work order contract had 300 ft of wood built into the contract based on size of roof. Over 2,600 feet of several sized wood types were required for replacement otherwise the roof would have never passed inspection.. The inspector was also surprised ...
We offered Mrs *** advice to pursue a claim with her insurance company for "undetected decay damage" and if said claim were to be denied, we advised her to engage the services of a public adjuster to represent her.interest.
The roof work was professionally completed, we discounted the excess wood bill to our exact rock bottom cost, reimbursed her for a photo cell spot light that was broken , & for the re-installation / calibration of satellite dish.
Yes there was old termite damage but three inspections were done because of the claim of new termites that was negative. Yes a discount was granted after I complained of the excessive overage charge. I was not notified of this damage from the roofing company until it was completed as they claim was the issue. I was not alerted to the damage until the job was completed and the shingles were in installed. I should have had the chance to have someone check their findings. Over 2000+ lineal of wood for a roof is excessive for a house my size. My contract was with Gulf Atlantic but the permit was issued by another company. The other company trucks were there but never any with Gulf Atlantic name. Yes what was broken should be replaced.
I personally informed the client via telephone that we were running into an excessive wood replacement situation when we only had half the roof removed & at that point were up to approximately 900 ft of wood & we would not know that total amount until the entire roof was removed as well as all the gutters.
I kept her her informed of all detailed findings, provided a portfolio of photographs that were required by the inspectors & had her termite conpany who shes under contract with to come to the job to meet our supervisor in order to show him exactly where live termites were found. During the progress of the job I was there several times, summoned by supervisor to see the never ending hidden decay damage.
We do roofs 5 times this size on a regular basis & don't encounter one third of wood replacement requirements.
