Rip off artist. Be very careful. They use the term normal wear and tear very loosely. They seem to think that a house should NEVER need to be painted.

Review: I moved into a duplex they operate in October of 2014. At the time of move in, I was advised to do a move in inspection and let them know of any issues. The day I moved in, I noticed the entire duplex was infested with cockroaches. I was also told I was going to be given a filter for my heater. which I didn't get until January of 2015. I notified the service workers of the cockroach problem.. but nothing was done. I continued to see the bugs.. and was unable to cook or eat in my kitchen due to them being all over the counters and cupboards and they were crawling on us while we slept at night. The floors on the bottom floor are ceramic tile. Everytime I mop my floors, the water on the tile causes worms to come squirming out of the floor and they crawl across the floor. My kitchen ceiling has cracked causing a piece of the ceiling to fall onto the floor... the cracks are getting increasingly worse now that that has happened. The windows and doors are so drafty that even when the heat was set on 70 it was freezing cold in there at all times and an average monthly electric bill was over $180.00. I now do not use the heat because I can't afford it. The grounds of the property is covered in trash.. and the driveway is full of holes and barely driveable. I was told the driveway was supposed to be fixed.. but no sign of that. I just feel like I pay to have a place that is free of disease with decent living conditions and this place is definitely not fit to live in. The cockroaches alone are enough to make someone sick. I don't feel for the amount of rent I'm paying that I'm being provided a level of service that I deserve nor am I getting adequate living conditions. Nobody should have to live amongst the cockroaches that carry disease and are downright disgusting. In fact this whole place is absolutely disgusting. And nobody seems to do a thing about it.Desired Settlement: I would like to be let out of my lease... and be allowed to find adequate living conditions for myself and my son. I don't feel I should remain in a contract with people who can't live up to their end of said contract. I no longer want to live there and waste my money on rent for something no better than a shack.

We are sorry to hear of [redacted] complaints of our property in which she is currently living in. As we reviewed her complaint of the issues she has had since her move in, we found that per her move in inspection she completed on 10/22/2014 many of these were not listed. On the move in inspection the line which askes "that the home and immediate surroundings are free from all pests including roaches" was initaled by the tenant but not marked yes or no. All other questions on form were circled and initaled. There was no other mention of pest concern on this form from the tenant. We have her property on a regular extermination treatment. [redacted] lives in a 2 bedroom duplex which has an up and downstairs, for this unit $180 is normal for electric if running it at 70 degrees. She also mentioned in the complaint of the driveway conditions, this is one main driveway that is shared by several different units and owners, this is not something that GRH Management can readily repair without input from all owners involved. GRH Management strives to have clean, safe, well maintained and affordable properties for our tenants to live. We hate to hear of our tenants being unhappy in their homes which we feel should be a safe haven for them. We feel that this complaint could have been resolved more quickly and amicably if the tenant had contacted us with her concerns. I do not agree with GRH's response to my initial complaint. As far as the cockroach issue, I let management know my first week living here that I had a problem. I heard nothing about it. I did see an exterminator only 2 times but that was 2 months after I moved in. I haven't seen them since. And if they are sending an exterminator on a regular basis, why are the roaches getting worse instead of better? They are now crawling on the floors, on my stove, the cupboards have roach excrement all over them and they are getting into my food. This is very unsanitary and should be reported to the Housing Authority. I have pictures to prove what I'm saying.A month after I moved in, there was a plumbing issue and I was unable to use my washing machine. They sent a maintenance man to fix it. He came while I was at work. I came home that night to a horrible stench and the kitchen sink and counter had acid burns in them. After further investigation, I found that the maintenance man was using sulfuric acid to unclog the plumbing and it exploded all over the kitchen...on the floors, the counter, the sink and it ruined some silverware that was in the sink as well as my dish towel. They replaced the towel but that was it. I have scrubbed down everything but still have that sulpher smell. I let them know of the damage the acid caused so I didn't get held liable for those damages. What kind of maintenance men do they have working for them? Certainly not someone professional. When I was looking at this place before move in, I asked if the driveway was plowed in the winter. She told my son and I it was plowed. I assured her I didn't want to not be able to get in and she said that would never be a problem. With the recent snows we have had I can now say that there is NOT someone that plows. There was no snow removal whatsoever except a tenant who did some shoveling. For two days I had to park my car and walk up because my car wouldn't make it. There is ABSOLUTELY no upkeep here. And this is DEFINITELY not a clean environment or safe haven as they would like others to believe. This place is a dump!! There are entire buildings here that are uninhabited and basically condemned....that is not a nice clean environment. Its definitely not worth the $525 I pay every month and as soon as I can find someplace to move to I'm outta here! These people are slumlords NOT worthy landlords!I am attaching pictures of the roaches and the acid burns on the counter and sink.

GRH Management agrees we are not the perfect fit for [redacted] and wish her the best in her endeavours. We ask that she notify us of her moving date. We would also like to acknowledge the fact that we are unable to control the cleanliness and the living styles of our tenants. There was no mention of pests at time of move in or until [redacted] contacted the Revdex.com. [redacted] moved in the unit the beginning of November. We have found that the cleanliness issues that [redacted] listed in her complaint are most likely tenant related. Thank you, GRH Management

They can continue to say that I never told them about the issues I've explained in this complaint, however, I know that is untrue. My main issue is the roaches since it is such a huge health risk and its proven that roaches carry hundreds of diseases. It is true that this place is DEFINITELY not a good fit for me, and I will definitely provide a move out date as soon as I know when that is, because I want my $525.00 security deposit back. And while I also agree that you can't completely control how tenants live, I do feel it's unfair to insinuate that I am causing the bug issue. If that were the case there wouldn't be millions of bugs here in the short time I have lived here. I think I have proven that GRH is not a landlord that gives a crap about their property or their tenants and they say whatever sounds good to keep from facing the truth. They are crooked, and I should have realized that the day I met with their representative who showed me the duplex who had a mean bad attitude. Lesson learned; and if this can help someone considering moving here I can now with confidence say DON'T! Thank you Revdex.com for allowing me to voice my concerns and possibly help someone else!

Review: I have applied to rent a house through GRH Management and by doing so they asked for a personal check for $40.00 as an application fee as well as a money order for $950.00 dollars to be a deposit on a house if we were to be approved and to hold the house for us until they are done processing our application. I did all they asked for and long story short they did not approve us for the house and we were told to come down and pick up the deposit money back from them. I did that the same day and when I got there a lady named [redacted] that works there handed me an envelope, which I opened in front of her, with the same money order that I have written to them in THEIR name (which I can't cash back) she told me to go to the gas station where I purchased the money order and that the gas station is required BY LAW to write me out a new money order, which made no sense but I did it anyway because she said that that's what they do all the time and not to take NO for an answer. Well needless to say when I got to the gas station they looked at me like I was crazy and told me that it can't be done, so I went back to her and she left me sitting in her office for a few mins to go talk to her boss just to come back a few mins later and tell me that they can't give me another check before they go and deposit my MONEY ORDER ( which is same as cash) into their account and then it can take up to 5 days before I can get my money back. Well that did not go over well with me because I gave them cash (money order)when they needed it and did not want to take a personal check, but now that it is time to give it back to me I have to wait??? Well all that would not be so bad if [redacted] did not treat me like an it and talking down to me and being VERY VERY unprofessional, so I gave her an ultimatum to have my money ready before the end of the day or I will take legal action. She called me back and said they can't do anything and that they will have my check ready a week from now! In all this mess her "Boss" would never call to talk to me AT ALL, even after I left messages for him to do so. These people are SCAM artists, and a poor example of what a good business is and how it should be run! I AM SICK TO MY STOMACH FROM HAVING TO DEAL WITH THEM AND FROM BEING SO STRESSED OUT FOR THE PASSED TWO DAYS!!Desired Settlement: I just want my money back and would like for people to NOT do business with these people because they are very unprofessional and rip off artists!

September 5, 2013In response to a complaint filed by Ms. [redacted], we strongly disagree with her "version" of what transpired. Ms. [redacted] applied for one one of our homes that was at that time available for lease. As per our policy, we conducted background, employment, and credit checks. Based upon information obtained during this process, we were unable to approve her as a tenant for this property. We immediately contacted Ms. [redacted] to let her know that we would not be able to approve her application and would need to give her the deposit back (she had given us a deposit in the form of a money order, obtained from a gas station made out to our company). Per our policy, we never deposit the deposit funds received from potential tenants until they are approved for tenancy.Ms. [redacted] then picked up the money order's from us, but returned to our office a short time later stating that the gas station would not redeem her money order. We are not sure why they would not do so, perhaps Ms. [redacted] lost her receipt, or perhaps they had a policy against refunds, we are not sure, perhaps her complaint should be with the gas station, not us.In an effort to help Ms. [redacted] obtain her money, we agreed to deposit the funds, and then write a refund check to her 7 days later (giving the money order sufficient time to clear out bank given that the clearing house was out of state). Ms. [redacted] did not like this idea and wanted the funds immediately. We were once before burned in a scenario like this and did not want to repeat that mistake and lose $950, so we told Ms. [redacted] that the only thing we could do would be do deposit the funds and write her a check 7 days later.As of today's date, the money order has not bounced, we have written the check to Ms. [redacted] and she is supposed to pick it up at our office. We consider this case closed.We would like to note 2 items:1; We could have simply given her the money order back and told her there was nothing further that we could do. That would have been legal and within our right to do so; however, since we area in the business of helping as many people as we can we chose to deposit the funds so that we could issue her a refund in a timely manner, as opposed to her having to try to obtain her funds from the gas station or the out of town money order issuing company. By doing this we have now spent at least 3 hours of employee time on this issue, which we will never be reimbursed for. Given the choice again, we would still choose to help. Our hope is that Ms. [redacted] might realize this at some point and thereby refrain from incorrectly labeling us as : "Scam artists or rip off artists" .2; We have been in business since 2007 and this is the first time that anybody has filed a complaint against us with the Revdex.com. We take pride in the way we conduct our business and treat people. Thank you for helping us to protect our good name.

For your reference, details of the offer I reviewed appear below.I think that their response is a bunch of bull and even though I received my deposit back in the form of a CHECK not a MONEY ORDER like I gave them I still think they are very unprofessional and rude and I would NEVER EVER recommend anyone do business with them. And to their response that they were helpfull in getting me my money back I think is a joke because I was a banker at one point and am not stupid and know that when you gove someone a money order it is like giving them cash so they could have simply went to the bank and cashed it and made me a new one. There was no reason for them to make ne wait over a week for my money because there is no bank in the world that will put a hold on a money order and make them wait for it to clear. There is ABSOLUTELY nothing to clear when it comes to money orders it is same as CASH! So again, they are full of it. And I did NOT loose my receipt for money orders that I had written out to them the gas station had every right to reject it because it was not default money order and it was already written out to the business in question so they had EVERY right to tefuse to write me a new one! All that being said I wasted over a week of my life over stressing out over this situation and I will NEVER be reinbursed for that! So Im DONE dealing with those awful people and will make sure EVERUONE knows what kind of people and business they are and run. Thank You, [redacted]
