I closed on my house on 7-26-2019, I wish that I would not have. We walked our house with the owner and her son in June. We pointed out and they agreed to "make it right" during that visit and several subsequent visits. Our list was long and detailed due to how detailed I am and the type of work that I do. They did send people out to work on our list several times, however the work was never completed as it should have been. Now that we have lived in this house that we invested over 1/2 million dollars on, the builder tells me she will no longer send anyone here to fix things because "we cant make you happy". The truth is, we are easy to make happy, when we get the things fixed properly or at least as you would expect for the investment we have made.
We have a long list of repairs that have gone ignored and some are personal safety issues like smoke detectors not functioning, and a toxic gas smell coming from the laundry room.
We also have an ac system that is undersized by almost 3 tons, and the current system that is installed is installed improperly so there will be premature failure as well as making it impossible to create proper airflow.
We have cracked grout in our showers, this will cause mold and eventual failure of the shower tile.
We have cracks in our cabinet post that are holding up over 50% of our over sized island. We have cracks in the cabinet doors that shows missing stain, we have runs and uneven staining on our cabinets. They replaced the upper cabinet doors, re-stained them and ignored the lower cabinets and the quality of the stain work.
We have a hearth that was replaced, but the new replacement looks worse than the one that they replaced.
We have 10 doors that squeak when they are opened, the trim carpenter told us it was because the hinge pins are bent. Even after him greasing them 2 times, they still squeak. Due to the bent hinges we have black dust on our walls, casing, baseboards and carpet.
We have 3 exterior doors that have ripped weatherstrip and or door sweeps and gaps that allow outside elements to get in. (Not to mention bugs, spiders, fleas and ticks). We have a back door that the astragal is broken, this is not allowing the door to get a proper seal, again allowing outside elements in to the home. We have a missing mortise bolt at the front door, this again, causes the front doors not to seal properly.
We have cupping, gapping and squeaking wood floors. I was told by the builders son, and pre build pictures online show that the house had no climate control and were not properly acclimated before they installed them. We also have cracks, consistent with wall cracks that would indicate some sort of movement, however, this has been ignored. The installer also confirmed with me that the floors were installed with no climate control. As a result of the cupping, the wood filler is now showing and the floors looks like they are stained with lines. I had the floors independently inspected and it was confirmed that this is due to improper installation and the floors need to be replaced. The vendor came 2 times to try to "touch up" the stain and "the stain will not take to those areas" (his words) The builder has tried to blame us on our cleaning methods, however, our prior home had the same type of floors and never had issues and the inspector verified that the solution and methods we used will not cause this.
We have paint over spray on our brick, this was promised numerous times to be taken care of. We also have had the painters here to caulk the gaps as the initial caulk failed. The painters came out and caulked everything but did not paint the new caulk so you can see everywhere the caulk does not match the paint. As of today, the caulking is again cracking.
We were supposed to have gutters installed on the street facing side of the house. They did part of that, but they did not install them on the second floor fascia so I had to pay someone to do it.
The pictures I posted, are after they have sent people out to fix our list. If this is acceptable to you. You may be satisfied.
Finish the job I want the items to be fixed and fixed properly to prevent a legal battle and wasted money for both parties in legal fees. If she would walk our house and see it with her own eyes, she would be embarrassed of the quality of work she is providing.
