Hello,
I pulled the information on this previous tenant from 2013. I have attached all of the walkthrough sheets, final water bill, and all backup related to this move out. He did contact ***(the *** *** ***) and ***(the previous and now current
***) about his dispute of the charges. They both went over his forms and informed him that he still owes the balance. He is disputing the charges, but we gave him ample time to pay before sending him to collections. In fact, he was way overdue to be sent to collections and had months to pay his balance or set up a payment plan. He chose not to do so, and now is upset that it is going on his credit because he does not want to pay what he owes.
Multiple management staff on-site have reviewed the file and noted that he still owes the balance due. Please let me know how else I can advise or help to resolve this issue.

In reference to complaint made by [redacted]:
We received a complaint that she wanted to be refunded the $99 for her application and administrative fees after cancelling her move in.  She says that we did not inform her of the valet trash service fees and that we would not let...

her opt out of the service.  Unfortunately, due to our company policy, the service is not optional, so I could not remove this charge from her lease.  She asked for a refund of the $99 because she felt she was lied to.  I have attached all emails and responses made directly to [redacted] about these issues.  Due to our coporate policy, we are not allowed to refund any application fees as they are a non refundable cost incurred after we pay to process the application.  The administrative fees can be refunded if an applicant is declined and they paid the full price of $150 administrative fee and $50 application fee per person.  Since she only paid $99 total for the application and administrative fees combined, the policy is that there can be no refund issued in case of a denial or cancel. 
Due to this complaint, I have spoken with my [redacted] and gotten approval to refund her $99 back to her.  We never had any intention of ill will or deception and are refunding her money back to her in full as a good faith gesture.  I contacted [redacted] by phone on 5/20/14 and let her know through voicemail that I am submitting to have a refund in the amount of $99 issued back to her.  The refund checks are cut from the corporate office, so I told her to expect the check within the next week or so.
