The salesman who sold us the lot *** never disclosed to us that the berm behind our house was controlled by the ***. He disclosed to us that it was controlled by the *** so they could maintain the wall and that was a flat out lie. He never disclosed to us that there would be a retaining wall in our back yard either. It wasn't until they were installing the rock wall that we noticed there were more issues with the lot then we were told. Eldon's response was well you have a beautiful rock wall now. By him not disclosing this information has now caused us to be unable to plant anything or put a pool in in the back yard or it voids the warranty. After the one year warranty should we want to plant trees or change anything in the back yard we have to hire a professional to tell us if the flow of the water in the back yard leads to the street and not to our neighbors or we then will be responsible for grading the lot so that it flows away from the neighbors lot. This will cost us a fortune to make any changes in our yard going forward. We were charged a lot premium in which I feel should be returned to us in full. Its hardly a lot with a premium fee. We have so many complaints with Chesmar that have all been documented. They still have yet to finish the work on the home.
Chesmar Homes’ primary goal is to ensure that our future homeowners are happy. The Buyer filing this complaint was aware of the berm and rock wall prior to closing and funding on ***. None of the items listed in the dispute were discussed or brought to Chesmar Homes’ attention prior to closing. Had they been, Chesmar Homes would have done everything possible to explain the ownership and approved access of the berm to the Buyer. The buyer did, however, sign a disclosure that stated the nature of the area behind their home and who would maintain it. Furthermore, as outlined in the purchase agreement, the Owner’s Title Fee is considered a closing cost and is only covered in the event that the Buyer facilitates their loan and closing through the affiliated Lender and Title Company, which they did not.

I am rejecting this response because: we were not told the burm was controlled by the ***. We were told it was the ***. We were lied to. We didn't bring it to their attention prior to closing because we didn’t know about it until the previous people who walked away from this lot that what we were told was a lie. We would have never ever purchased this lot. The incompetence of the the mortgage company they use could not get the deal closed therefore we had to use someone else who had more options. *** who is the *** lied to everyone in the first four houses. Everything I have accused them of are facts.all backed up with emails and meeting. *** told my neighbor that he would just put a spec home on this lot so everything would be in place and nothing could be questioned. We did not sign documents. And if the are signed I would like to see them to verify our signatures and see that they are not forged.

The absolute worse company I have ever dealt with. Their contractors are more concerned about getting the jobs done as quickly as possible with literally no attention to detail. During the construction process the contractors messed up the following: Placed the water heaters in the wrong location, had to rerun plumbing and electrical. Placed water softener in wrong location, had to rerun plumbing and electrical. Put outlet in garage in wrong location. Put address placket on wrong side of house. Had to redo the elevation in the front of the house four times even though they had the model in the subdivision to go by. They mortared the entire house in the wrong color mortar and we caught them two times trying to stain over the wrong mortar, and then caught them two times trying to saw a narrow cut in the mortar and then put the right color mortar over it after we were told by the chesmar rep, multiple times, that all blocks would be removed and done over . Put the flood light in the wrong location. Put two wall outlets in the living room in the wrong location. Laid the upstairs bathroom tile in the wrong direction. Completely forgot to insulate the attic--if not for the home inspector it would never have been caught for a long time. Put fan in living room in wrong location which resulted in the electrical floor outlets being put in wrong location. They had to move the fan, tear up tile in living room and I had to settle for having the outlets not exactly where I wanted. Completely forgot to run the low voltage wires for my security system and surround sound. They had to put numerous holes in the wall to run the wire after the entire house had been dried in and painted. The backsplash in the kitchen was done so poorly I was offered and upgrade to make it right. The kitchen island was done so poorly I was offered an upgrade to make it right. When they took off the counter to make the new island, there was rotting food, half empty drinks and an assorted of garbage and scrap wood in the void spot of the island. Several tiles in the living room, extra room and master bath had to be replaced because the installer laid chipped tiles without checking them. Several walls had to be repainted as the painters used bad and or the wrong paint and it did not match the other areas in the house. We were never notified of any inspection for the slab or pre-drywall. I specifically requested to be given advance notice prior to them moving forward as I travel a lot, but each time that request was ignored. Tiles in the master bath had to be replaced because the installer installed chipped tiles. The president of chesmar met me at the house and told me that when he spoke to me on the phone he thought I was a nut because there was no way this much could be wrong, however, once he arrived on the property he acknowledged I had every reason to be upset. For the first time I felt good about chesmar as the president gave me his cell phone number and told me to call him with any other problems or concern. That feeling however didn't last long as the president failed to return my calls when I did have other problems or concerns, one being the rotting food in the island--he simply ignored my calls. Now I'm in the warranty process and have been waiting six months to have things fixed. The communication with the warranty department is so unacceptable it's almost sad. Weeks go by without getting a response even though I'm told I would get weekly updates and when I do get a response, I get attitude. One contractor came out to fix a corner pop as part of the warranty process and made it worse than it was. When I emailed the warranty department to tell them, one month went by without no word from them until I emailed them again only to be told they were trying to get someone back out, which still has not been completed, three months later. My front door had to be replaced from warping only to find out it was because the door frame was not installed level. Waiting for them to fix the inside and outside trim around the door now. In the master bath toilet room, there was a lump in the wall that stuck out approx. two inches. This was a result of poor placement of a pipe. Two times it was reported and two times the plumber installed the pipe sticking out too far, then they installed the dry wall over the lump, and then they painted over the lump, only to have to fix it again. Several of the stones that were used to make my flower beds came loose and had to be fixed. I had one worker come out today to fix three sections of stones that were rocking and all he did was put mortar between the cracks of each stone, never once removing the stones to put more mortar under the stones, which of course resulted in the sections still rocking. Almost every time someone has come out to fix something it had to be redone. I wasn't going to write a review at all as it's not something I normally do, however, with the level of incompetence, laziness, rudeness and flat out horrible work ethics I felt I had to. In fact, it is so bad I had to write chesmar to tell them I would be seeking legal action if my warranty issues are were completed from this point forward in a timely manner. I know there are many more items I’m forgetting to add, but I’m sure after reading this you’ll get the gist of how bad this company is. If you're looking to buy a custom home, avoid this builder like the plague.
Closed on the purchase of a newly built home by Chesmar on 12/21/18. I notified the Construction *** of several issues with the construction and he agreed that the repairs would be made. After he was fired, his boss, *** met us at the property on 12/26/18 and agreed that repairs needed to be made after locating several issues around the home on his own (flooring, bathroom wall and floor tile, backsplash, fencing, yard not properly leveled, walkway angle incorrect, painting and drywall, defective door, light fixture repair, electrical rework needed on lightning not properly wired, carpet/subfloor rework or replacement and cleaning, paint marks on tile due to builder's contractor, water leak on floor from bathroom into bedroom, woodwork needed replacement, door knobs fell off doors, sprinkler heads not buried to correct depth, garage door/house framing not installed correctly). In addition to these issues, it has been determined that the A/C unit was installed on the wrong side of the house, leaving us with 2 gates (1 being useful). The backyard may only be accessed by crossing the entire front yard. I requested an inspection from the builder to ensure that no other items were built incorrectly. The scope of the inspection was limited and did not include an inspection of the roof, water temperatures, pressure, etc. I had an inspector come out and he identified other issues related to lack of insulation, 10 degree temperature difference between rooms, and roof flashing damage. We met with *** again in April and our newly designated Construction *** to go over a list of repairs (Chesmar's list as well as the items notes on my independent inspector's report). *** and *** were agreeable to making the repairs, and we agreed to scheduling them for June so that no further days were missed from work (as several days had already been missed meeting contractors to correct some of the issues listed above). June was an essential time frame because we would be available and our we arranged child care for our kids. There was also an agreement that work on the yard (sprinklers and yard leveling) could start anytime since no one would need to enter the home. Chesmar followed up with us as discussed and communicated they would need 2 full days to complete the remaining work. I emailed *** on 5/19/18 to ask for a status on the outside work and he essentially responded that he had forgotten. After that, we agreed to schedule the inside work for 6/12-6/13, leaving an extra third day as cushion to allow the work to be completed while day care for the kids was covered. A few contractors showed up on 6/12-6/14 and little work got done. We regularly agree to be available at home to meet with the contractors and no one shows up, or they show up asking us, the homeowners what to fix. They eventually leave without completing work because they don't have proper instruction or direction. My real estate agent has contacted Chesmar's executive level as well as *** to no avail. We were told that we would have to live with the fence/A/C issue as is. For the latest example I agreed to 7/1/19 after I was asked for another 2 days to get the work completed. *** emailed that he or his assistant would be at the home all day and he would get as many trades in as possible. One contractor did work, another showed up to "take a look" and *** had left by 12:30. This is a continuous cycle with no end in sight.
We are working with the homeowner to finish their repairs. Some of the delay is our issue and there is no good excuse for not communicating and being timely; however, the homeowner asked that we delay most of the repairs until the summer because one of them is a teacher and would be home to get them done. We have reached out to this homeowner and are currently scheduling the remaining 2/3 open items to be complete early in July. Please let me know if you hear a different series of events or timeline.

I am rejecting this response because: the response to this complaint is indicative of the issues that I have encountered with Chesmar, minimizes the inconvenience caused and is tone deaf. There are significantly more repairs than 3 remaining to be fixed and continuing to schedule the repairs with contractors that do not show up after we have made ourselves available will not ensure that the work will be completed. I have asked our contacts how they will ensure that the lack of follow through will not continue and have not gotten a response. It is true that a request was made for Chesmar to RESTART repairs in June during an April meeting because of the frustration with wasting vacation days from work in prior months waiting for contractors to show up that eventually did not, or left abruptly because they had no direction. With that being said, a 2 month window was provided to Chesmar to get everything scheduled during the days that we provided. Obviously this was not executed.
The end goal here is for the work to be scheduled AND completed as timely as possible with some form of assurance that the trades will actually show up. There should also be some acknowledgement to the actual amount of work remaining, so that it actually gets completed, not minimizing the remaining scope and deflecting responsibility for the state of things.

I submitted a case through the warranty portal on 3/10/2019 regarding the improper grading of my yard. Water pools in several locations throughout my backyard and sometimes takes more than a week of no rain to dry out.
My case was closed immediately without anyone coming out to inspect the grading in my yard. After three weeks without any action, I called the Chesmar office and left a message with the warranty extension. A grader came out with ***. He did not have the proper equipment to evaluate the grading issue and claimed he would return that afternoon to complete the evaluation - he never did. Fast forward to 4/23 and arrangements were made for the grader to come out. He failed to show up multiple times with claims that it was due to weather. Since there hadn’t been a proper evaluation completed, this did not make sense to me.
On 4/30 *** reached out to say the grader would be in the area THAT day. Luckily, my mother lives with me and was able to let them into the backyard. However, I’m shocked by the total lack of consideration when it comes to my time. I should not be expected to wait around for hours only to have the grader NOT show up and not receive timely notification if rescheduling is necessary.
The workers dug out a trench on the left side of my yard from the back all the way to the front which caused my fence to be too high. The workers were kind enough to provide a temporary fix to prevent my dogs from being able to get out. However, it’s been more than two weeks since this work was done and The sod has yet to be replaced or the fence corrected. I have been extremely patient in trying to resolve this through *** and the warranty team, but it has now been two months and my case has still not been completed and My emails to the warranty inbox and *** have gone I responded to.

We have been in contact with *** well before this complaint was sent in and after doing an internal investigation, our communication should have been better. After meeting with *** in an effort to diagnose her concerns, we then scheduled service for a yard drainage concern at *** with our trade partners (grading company as well as landscaper). Where we failed was in our follow up. Our trade partners did not arrive on the promised date which was unpleasing to *** and rightfully so. This happened multiple times to where our area representative had to demanded a date and time so we could physically meet them on site. Once this took place, we were able to make head way in addressing her concerns. We are now complete with the drainage concern and working to re-sod the area. Once that is complete, our hope is *** can once again enjoy her yard. While Chesmar and our trade partners had good intentions, the lack of communication caused our homeowner to lose faith in us. We will now look to win her back going forward.

I have reviewed the response made by the business in reference to complaint ID, and find that this resolution is satisfactory to me. As of yet, this job has not been completed. However, a lot has been accomplished since I informed my Construction Manager that I'd involved the Revdex.com. My yard has now been properly evaluated for any grading issues, a few areas of concern were identified. Sod has been installed but the team did not bury the cable that the uncovered during this process. Also, my fence has still not been fixed. I am supposed to be speaking to the Contruction Manager this morning to discuss next steps.
I'd ask that this case remain open until the job has been completed.

My issue has not be resolved (case# ***). The grading issue in my yard has not been addressed despite the numerous times vendors have come out to inspect the scope of the work. I haven’t heard from the Construction Manager since 8/1. I opened the ticket for this issue on March 10th of this year.

I had a new home built and moved in 11/20/2017. Since then I have had multiple problems with the home many of which have gone unresolved. I have left work on multiple occassions to meet contractors who didnt show up, showed up having no idea of the problem, or showed up to fix something and did a poor job. I have had to have the majority of the home encased in plastic to redo the ceiling sheet rock and paint for days. I was not offered hotel reimbursment nor was I reimbursed for my new furniture that was left uncovered and made dirty by the dust. MY home, carpet, and furniture is filthy. I still have major concrete issues, sheet rock, landscaping including drainaige as do many of my neighbors. Here is my current punch list:

I have call *** multiple times as has my fiance without resolution of the issues. My neighbors are having the same problems and with the same person. Either Chesmar is not letting Mr. do his job properly or he is incompetent at perfroming the job, either way its not my problem.
We have reached out to Mr. about his concerns. Mr. will have a 3rd party inspection on his home and we will address each construction issue listed by the inspector. Having a 3rd party inspect will remove any subjectivity between Mr. and Chesmar Homes. We will reach an agreed upon solution to each item listed.

I am rejecting this response because:
e had was one meeting to discuss the initial punch list items remaining. The items that were added did come via the home inspection and all items are still unresolved with no call back as to a plan to this point. Their response was they would address my inspections not the other items on the pucnh list. I have no faith any of the will be rectified properly by qualified workers in a timely manner. To this point all thats been done so far is some dirt added to the lawn which is still not complete 100%.
